You must be an NGFCU member and work with AVRE Group at Compass or a participating Compass agent that we connect you to. To ensure you're eligible for this exclusive benefit, it is essential that you register with us first. Contacting a Compass agent directly before registering or if you are already working with a Compass agent will, unfortunately, make you ineligible for the 20% credit. The credit is offered for purchases and sales. If you are buying and selling, you may be eligible to receive the credit on both transactions.

Unfortunately, no. Not every Compass agent participates in offering this credit. This is an exclusive program with pre-selected agents who have agreed to participate. AVRE Group at Compass must connect you to a participating agent in order to be eligible for the credit.

We've got you covered! In Los Angeles, you'll work directly with AVRE Group or one of our local agents. Outside of LA—including Northern California, Southern California, or out of state—we'll connect you with a participating Compass agent in your desired area.

The credit equals 20% of the gross commission paid to your agent. Commissions are negotiable so the credit amount depends on what you and your agent have agreed upon. Commission rates may vary between agents.


Example 1: $800,000 purchase with 2.5% commission = $20,000 total commission. Your credit: $4,000
Example 2: $800,000 purchase with 3.5% commission = $28,000 total commission. Your credit: $5,600

Commissions are negotiable and determined by individual agents. You and your agent will agree upon the commission structure before signing your contract. Commissions may vary between agents and types of transactions (purchase or sale). In addition to your agent’s commission, Compass charges a $250 flat transaction commission on all purchases and sales. 

If you've requested for the seller to cover your obligation to pay your agent/broker in your offer, and the seller is offering less than what you agreed to in your Buyer Representation and Broker Compensation Agreement, the credit may be offered as a reduced commission instead of a closing cost credit.


How it works: Your agent reduces their commission by 20% of the agreed upon amount, eliminating the need for you to pay out of pocket to bridge the gap.
Example: You agreed to 2.5% commission, but the seller offers only 2%. Your agent reduces their commission by .5% (20% of 2.5%), and accepts the commission the seller is offering. Your credit is applied in the form of a reduced commission and you are not obligated to pay the difference.

The credit will appear on your closing statement at the close of escrow and can be applied toward escrow fees, title fees, lender fees or other non-recurring closing costs. It may also be applied as a reduced commission, eliminating all or some of your obligation to pay any difference in commission owed.

Yes. Prior to touring properties or listing your property for sale you'll sign a contract outlining duties, terms, expectations and commissions. The agreement ensures transparency and clarity for both parties.

Nine states currently prohibit broker rebates: Alabama, Alaska, Kansas, Louisiana, Mississippi, Missouri, Oklahoma, Oregon, and Tennessee. Iowa also prohibits rebates when consumers use the services of multiple brokers during a transaction.

*20% commission rebate is determined by the action side commission paid to Compass at the close of escrow. If Compass receives a commission, the NGFCU Member will receive a 20% closing credit from the Broker's gross commission. The credit may also be offered in the form of a reduced commission.
